HOW TO VERIFY THE VALIDITY OF TITLE DOCUMENTS BEFORE PAYMENT

Buying of properties is quite different from purchasing food items on the go. You have to think through deeply to make sure that you have made the right choice. Also, you have to carry out a thorough investigation about the property. To do this, you need to demand for the title documents(house documents) to verify independently the validity of the documents and the ownership of the property.

INITIATE INVESTIGATION FROM THE START
As you are shown property, ask the following questions:
1.      Who is the owner of the property? If possible find out his name
2.      Why is he selling?
3.      Does he live around?
4.      Who sold to him?
5.      Is the family aware that the property is for sale?
Granted, you may not get direct answers to all your questions on the spot. Therefore, I advise that you revisit the site and inquire from neighbours about the name of the owner as well as the history or background of the property. Neighbours serve as the best informants.
You have to take note of information provided because you need it for comparisons:
1.      Compare neighbour’s information with that of the agent
2.      Compare the information on your finger tips with the house documents.
Examine the title documents carefully. Is the name on the document  same as the one selling? If there is a difference, then you need to stand back and pose a question to the supposed seller: where is the person whose name appears on the document?
On the other hand, if the comparison reveals similarity in identity then you can relax your mind and proceed with the transaction. In case, you didn’t understand any part of my explanation, feel free to drop a comment below or email me on rutherfordchidi@gmail. Com
